SITE VISIT REPORT: TIE BEAM BITUMEN COATING AND BACKFILLING READINESS FOR VILLA CONSTRUCTION

Project Name: A-420 , Location: Al-Ghizmri, Farfar, Fujairah, Date of Visit: 22 April 2026, Time of Visit: 12:00 PM, Report Prepared By: Engineer Adeel Arif (Site Engineer)

____________

I. Purpose of Visit:

The objective of this site visit was to verify the completion of substructure protection through bitumen coating and to inspect the integrity of MEP services embedded within the tie beam structures. This assessment ensures the site is technically prepared for the backfilling phase of this villa construction in UAE.

II. Observations & Progress Status:

Following the successful pouring of the substructure elements, the following observations were noted:

  • Bitumen Waterproofing: The tie beam surfaces have been fully coated with a high-quality rubberized bitumen emulsion. The application is uniform, ensuring an effective moisture barrier against groundwater ingress for this project in Fujairah.
  • MEP Embedments: A thorough audit of the electrical conduits confirms that the majority were accurately placed prior to concrete works in Fujairah. These conduits are properly capped to prevent blockage during future finishes.
  • Rectification Works: It was observed that two electrical sleeves for the Distribution Board (DB) were misaligned during the initial casting. To rectify this, professional core cutting was successfully performed to establish the correct path for the DB sleeves without compromising the primary reinforcement of the tie beam.
  • Site Status: All formwork has been removed, and the area surrounding the footings and beams has been cleared of debris, making the site ready for the next structural phase.

III. Directives & Next Steps:

To maintain high standards for site engineer report UAE requirements, the following steps must be followed:

  • Backfilling Procedure: Approved filling material (dune sand or selected fill) must be laid in layers not exceeding 250mm. Each layer must be watered and compacted using a mechanical plate compactor to reach at least 95% MDD (Maximum Dry Density).
  • Field Density Test (FDT): Coordinate with the third-party laboratory to conduct FDT on compacted layers to ensure subgrade stability.
  • Protection of Coating: Care must be taken during the backfilling process to avoid puncturing or damaging the bitumen coating; use protection boards where necessary.
  • MEP Verification: Re-confirm the continuity of all electrical conduits post-rectification before they are covered by soil.

IV. Concluding Remarks:

The substructure works for villa A-420 are progressing according to the technical specifications. The successful rectification of the DB sleeves and the completion of waterproofing provide a clear path for immediate backfilling. The quality of work observed in Al-Ghizmri reflects standard engineering practices for villa construction in UAE.
