SITE VISIT REPORT: TIE BEAM REINFORCEMENT & LEVEL VERIFICATION

Project Name: Proposed Villa Location: Block A, Plot 420, Mohammed Bin Zayed City (MBZC), Fujairah Date of Visit: April 3, 2026 Time of Visit: 02:00 PM Report Prepared By: Engineer Adeel Arif (Site Engineer)

____________

I. Purpose of Visit:

To inspect the tie beam reinforcement (steel placement) and verify the accuracy of the formwork levels before the final casting phase, ensuring all structural elements align with the approved engineering blueprints.

II. Observations & Progress Status:

The substructure at Villa A-420 is currently in the critical assembly stage of the tie beams. During the walkthrough, the following points were noted:

  • Tie Beam Steel Placement: Reinforcement work is ongoing. However, upon detailed inspection, it was discovered that face bars were missing in one of the primary beams. Site personnel reported a material shortage, stating that the required bar diameters were not currently available on-site.
  • Level Accuracy Check: Using the site level instrument, I verified the heights of the shuttering. One specific tie beam level was found to be lower than the design specification. Incorrect levels at this stage can lead to major discrepancies in the final grade slab and masonry heights.
  • General Progress: While the team is active, the lack of material and the leveling error are currently hindering the transition to the concrete pouring stage.

III. Directives & Next Steps:

  • Immediate Level Correction: I have issued a direct instruction to the carpentry team to adjust and re-align the shuttering level of the faulty beam. This must be verified again before any steel is finalized in that section.
  • Material Procurement: The site supervisor must coordinate with the procurement department to deliver the missing face bars immediately. No casting will be permitted until the full reinforcement schedule—including face bars—is satisfied.
  • Strict Timeline: I have advised the site team that the tie beam works must be completed within the next two days. No further extensions will be granted, as this is critical to maintaining the overall project schedule.
  • Final Inspection: Once the steel is replaced and levels are corrected, a final pre-pour inspection is mandatory.

IV. Concluding Remarks:

Villa A-420 is at a vital stage where structural precision is non-negotiable. By identifying the missing face bars and leveling discrepancies now, we are preventing long-term structural issues. The project team is now under a strict 48-hour deadline to rectify these points and prepare for casting. For previous report click here.
