SITE VISIT REPORT: GROUND FLOOR PLASTER & FIRST FLOOR LAYOUT PROGRESS

I. Purpose of Visit:

To inspect the quality of the Ground Floor blockwork and plastering, verify the First Floor layout accuracy, and ensure compliance with Fujairah Municipality structural and waterproofing regulations.

II. Observations & Progress Status:

The construction at MBZC Villa G-420 is advancing into the superstructure finishing and first-floor transition phases with the following status:

  • Ground Floor Superstructure: All internal and external blockwork is successfully completed. Plastering works are finalized across the floor, with the exception of one bedroom and one bathroom, which are currently being prepared for the final coat.
  • First Floor Layout: The full architectural layout for the First Floor has been marked and verified. The initial course of solid blocks is in place, maintaining strict adherence to the approved floor plans.
  • Waterproofing (Damp Proof Course): Following the placement of the first layer of solid blocks, Bitushield waterproofing membrane is being applied. This is a critical step to prevent capillary action and rising dampness within the First Floor walls.
  • Structural Compliance: A site-wide audit was conducted to ensure that GI Steel Wire Mesh (Exmet) is being integrated into the masonry work. This is vital for lateral stability and crack prevention in residential villas.

III. Directives & Next Steps:

  • Municipality Rule Enforcement: I have issued a strict directive to the masonry team to ensure steel mesh reinforcement is placed consistently after every three layers of blockwork. This is a mandatory requirement under Fujairah Municipality standards to ensure structural durability.
  • Completion of Plastering: The remaining bathroom and room plastering must be finished within the next 48 hours to allow for the commencement of MEP first-fix items.
  • Bitushield Inspection: Ensure that the Bitushield overlaps at the corners are adequate and that the membrane is not damaged during the subsequent block-laying process.

IV. Concluding Remarks:

Villa G-420 is demonstrating high-quality masonry and systematic progress. By strictly following the Fujairah Municipality masonry guidelines and ensuring professional-grade waterproofing integration, we are safeguarding the project against future structural and maintenance issues.
