SITE VISIT REPORT: EXTERIOR PLASTER APPLICATION AND INTERIOR PAINT FINISHING PROGRESS FOR VILLA CONSTRUCTION
Project Name: G-420 ,Location: Mohammad Bin Zayed City (MBZC), Fujairah,Date of Visit: May 17, 2026 Time of Visit: 12:00 PM, Report Prepared By: Engineer Adeel Arif (Site Engineer)
____________
I. Purpose of Visit:
The main engineering objective of this site inspection was to evaluate the structural application and surface finishing quality of the ongoing outside plaster works in villas. Additionally, the visit served to inspect the execution, material coverage, and environment readiness of the active inside paint works, ensuring all trades align with the high-performance criteria specified for premium villa construction in UAE.
II. Observations & Progress Status:
A detailed engineering walkthrough across the internal and external zones of the villa revealed the following field updates:
- Exterior Plaster Application: The outside plaster works are actively in progress across the external elevations. The masonry substrate is being rendered with a specialized cement-sand mortar mix to provide a highly durable, weather-resistant layer. The surface leveling, alignment, and corner trueing are being closely monitored to establish an unyielding, plumb base for future structural finishes or external paint.
- Interior Paint Finishes: Concurrently, inside paint works are in progress within multiple internal rooms and common corridors. The finishing teams are applying intermediate paint layers over carefully prepared, sanded undercoats. Surface preparation appears uniform, with the initial primer coats demonstrating solid adhesion, free from visible peeling, brush marks, or blistering defects.
- Site Environmental Conditions: The internal workspaces are adequately sealed against active dust migration from the outside plastering zones. This careful environmental control ensures that wet paint surfaces are protected from airborne contamination, preserving the visual and material integrity of the internal finishing works.
III. Directives & Next Steps:
To maintain the strict engineering benchmarks expected of a high-quality site engineer report UAE standard, the contracting team is directed to execute the following:
- Plaster Hydration & Curing: Implement a mandatory wet-curing protocol for all freshly rendered external plaster surfaces. Spraying with sweet water must be performed twice daily for a minimum of 7 consecutive days to maximize cement hydration and prevent shrinkage cracking under local climatic conditions.
- Between-Coat Sanding & Cleaning: Prior to applying subsequent interior paint coats, verify that all previous layers are completely cured. Ensure the surfaces are lightly sanded and wiped clean of all dust or grit to guarantee optimum inter-coat bonding and a flawless finish.
- Joint Protection & Masking: Ensure all window frames, door frames, and MEP fixtures are fully protected using high-quality masking tape and plastic sheeting to prevent accidental plaster spatters or paint stains during active production.
IV. Concluding Remarks:
The concurrent execution of outside plastering and interior painting at the villa is moving forward at a highly productive pace. The quality of both the exterior mortar application and internal paint coverage remains well within project specifications. Proper adherence to the recommended curing sequences and systematic surface preparations will guarantee first-class concrete works in Fujairah and ensure an exceptional architectural finish.
