SITE VISIT REPORT: SUBSTRUCTURE WATERPROOFING REPAIR AND ELECTRICAL FLOOR PIPING INTEGRATION FOR VILLA FINISHING WORKS

Project Name: Proposed Villa Location: Block A, Plot 85, Ahfara, Fujairah Date of Visit: May 17, 2026 Time of Visit: 9:00 AM Report Prepared By: Engineer Adeel Arif (Site Engineer)

___________

I. Purpose of Visit:

The primary technical objective of this site inspection was to verify the progress and quality of the internal floor piping routing prior to the procurement and delivery of ceramic tiles. Additionally, the visit aimed to evaluate the remedial application of external substructure protection, ensuring the outside walls’ bitumen repairing work achieves total encapsulation before the sub-contractor mobilizes for exterior natural stone cladding works.

II. Observations & Progress Status:

A comprehensive walkthrough of both the interior and exterior sectors of the villa revealed the following status updates:

  • Internal Floor Piping Integration: Installation of internal electrical conduits and floor piping is actively in progress across the ground floor bays. The conduit layout is being systematically routed over the subgrade floor level. Completing these service provisions now prevents structural conflicts prior to upcoming ceramic delivery at site and subsequent floor screeding.
  • External Bitumen Protection Repair: The waterproofing touch-ups and bitumen repairing work on the external walls are progressing efficiently and are almost complete. Surface defects, cold joints, and minor abrasions in the initial protective coating have been resealed with a heavy-duty rubberized bitumen emulsion, restoring an impervious barrier against moisture ingress.
  • Cladding Staging Readiness: The completion of the external walls’ protective coating ensures the substructure is technically sound and fully prepared. The site is transitioning seamlessly into the exterior finishing phase, allowing the designated sub-contractor to start the stone works without delay.

III. Directives & Next Steps:

To maintain the strict quality guidelines mandatory for high-ranking site engineer report UAE standards, the following field directives are issued:

  • Conduit Protection & Pressure Testing: All floor piping and electrical conduits must be rigidly anchored to prevent displacement during subsequent floor finishes. Ensure all conduit ends are securely capped to avoid clogging from mortar or screed mix.
  • Waterproofing Inspection: Conduct a final visual inspection of the cured bitumen repair areas on the outside walls to confirm zero pinholes or holidays remain before the external stone cladding framing or wet-fixing commences.
  • Tiling Logistics Preparation: Coordinate with the logistics team to ensure the incoming ceramic delivery at site is safely unloaded and stacked in a dry, covered area. Verify that floor areas are thoroughly swept and cleared of construction debris before the tiling sub-contractor begins layout marking.

IV. Concluding Remarks:

The finishing preparations at the villa are advancing at an optimal pace, demonstrating excellent synchronization between structural protection and internal MEP MEP routing. The near-completion of the external bitumen repairs successfully mitigates underground moisture risks , paving the way for immediate external stone works, while active floor piping layout keeps the internal tiling timeline strictly on schedule.
