I. Purpose of Visit:

The primary technical objective of this site visit was to conduct a comprehensive final inspection of Villa H-1311 to verify the completion of all primary civil and finishing trades. This assessment focused on ensuring the structural and architectural integrity of the project prior to the official handover, while coordinating the final administrative steps for utility inspections and utility connections for this villa construction in UAE.

II. Observations & Progress Status:

Following a detailed walkthrough of the internal and external sectors of the property, the following status updates were recorded:

• Completion of Primary Works: All major structural, masonry, plaster works in villas, and interior painting have reached 100% completion. The overall finish quality aligns with premium engineering standards, and the villa is now effectively in the final stages of handover.
• Final Inspection Audit: A formal final inspection has been conducted on-site. The civil works, including flooring, ceiling, and wall finishes, exhibit satisfactory workmanship. No major structural snags were identified during this final verification phase.
• Owner-Scoped Items: It is noted that the external interlock paving and specific specialized bathroom fittings remain outstanding. As per the agreed contractual terms, these elements will be executed independently by the owner at a later date and do not hinder the current construction completion status.
• Electrical & Utility Readiness: The internal electrical works are nearing full completion. Minor final terminations are ongoing. The application for the final electrical inspection by FEWA is scheduled to be submitted within the coming days, once the final electrical snags are cleared.

III. Directives & Next Steps:
