SITE VISIT REPORT: FLOOR BACKFILLING, FINISHING STAGES, AND WATERPROOFING PREPARATION AT MBZC, FUJAIRAH
Project Name: G-420 ,Location: Mohammad Bin Zayed City (MBZC), Fujairah,Date of Visit: October 13, 2026 Time of Visit: 11:00 AM, Report Prepared By: Engineer Adeel Arif (Site Engineer)
____________
I. Purpose of Visit:
The primary objective of this site visit was to conduct a comprehensive technical audit of ongoing backfilling (dafan) operations on the first floor, inspect ground floor electrical conduit installations prior to backfilling, evaluate the progress of interior and exterior finishes, and verify waterproofing foam and screed preparation for roof and balcony areas in accordance with engineering standards for villa construction in UAE.
II. Observations & Progress Status:
- First Floor Backfilling & Sub-Base Prep: Backfilling (dafan) works on the first floor are actively in progress to level sub-floors, which will be followed immediately by floor screed application and ceramic tiling.
- Ground Floor MEP Rough-Ins: Electrical conduits are currently being installed and secured across the ground floor slab layout prior to undertaking ground floor backfilling activities.
- Interior & Exterior Painting: External facade painting works have achieved approximately 95% completion, while interior painting applications across walls and ceilings are nearing full completion.
- Tiling & Wet Area Finishes: Ceramic wall tiling for both kitchen areas and bathrooms has been fully completed with proper alignment and grouting.
- Structural & Boundary Elements: Casting of the boundary wall tie beam has been successfully completed, providing structural rigidity and stability to the perimeter enclosure.
- Roof & Balcony Waterproofing: Application of insulation and waterproofing foam on roof decks and balconies is finished, with slope-making and protective screed layers scheduled next per combo waterproofing specifications.
III. Directives & Next Steps:
- Compaction Control: Ensure proper moisture conditioning and mechanical compaction for first-floor backfilling (dafan) layers to prevent future differential settlement beneath the screed.
- Conduit Protection: Verify that all installed ground floor electrical conduits are securely anchored and protected against damage or displacement during upcoming backfilling and compaction works.
- Combo Waterproofing Execution: Proceed with precision slope-making and protective screed installation over the roof and balcony foam layers, adhering strictly to combo waterproofing system requirements to eliminate ponding.
- Finalizing Finishes: Complete the remaining 5% of external paint touch-ups and wrap up final snags on interior paintwork alongside upcoming floor ceramic installations.
IV. Concluding Remarks:
Project G-420 in Mohamed Bin Zayed City is progressing rapidly through advanced interior finishing, MEP rough-ins, and external civil works. Maintaining strict adherence to compaction standards, combo waterproofing specifications, and quality finishing will ensure superior durability and aesthetic excellence across all concrete works in Fujairah.
