I. Purpose of Visit:
The site visit was conducted by Engr. Adeel to execute a multi-disciplinary quality audit of the ongoing finishing phase. The inspection focused specifically on verifying the compliance of the active external stone cladding work, structural safety protocols, internal masonry/tiling defects, and civil-MEP rough-in coordination. This evaluation ensures that all operations align strictly with authorized engineering benchmarks and architectural layouts to validate project compliance despite the building permit having expired on 14/07/25.
II. Observations & Progress Status:
- Project Status Overview: The overall project has achieved a completed work percentage of 68%.
- Facade & Envelope Progress: The external stone cladding work is currently in progress. However, specific sections on the right and rear elevations deviate from the approved 3D design submittals and working drawings.
- Internal Tiling & General Finishes: Floor and wall ceramic installations are largely advanced. Nonetheless, structural defects—specifically broken and chipped tiles—were observed within the bathroom zones.
- MEP Alignment & Rough-ins: External drainage and vent vertical stacks have not been fully embedded into structural walls in various zones where stone cladding is launching. Additionally, un-concealed electrical conduit extensions are projecting excessively across external masonry surfaces.
- Site Safety & Logistics: The internal staircase zone lacks proper fall protection systems. At the exterior boundaries, construction materials are un-systematically overflowing past the designated plot limits.
III. Directives & Next Steps:
- Masonry and Tile Rectification: Site team must immediately dismantle and replace all broken tiles within the bathroom units. Furthermore, the upper wall painting work must be fully concluded above the tile termination lines in all toilets prior to closing out the zones.
- External Stone Cladding Modifications: The stone cladding on the right and rear elevations must be modified immediately to mirror the approved architectural profiles. All background metallic anchoring nails, ties, and residual structural steel must be ground down and removed from the concrete/block surfaces before stone installation.
- Civil-MEP Integration Rules: All external drain and vent pipelines must be securely anchored and pressure-tested inside the wall recesses before cladding over them. Sleeve penetrations must be permanently sealed using non-shrink grout to eliminate air/water gaps between the pipe exterior and the wall, ensuring the pipes are neatly covered by the stone surface.
- AC Drain Sequence: Connect all AC condensate drain lines to the main bathroom drainage network explicitly before launching any floor tile work to prevent sub-floor moisture traps.
- Electrical & Lighting Provision: Trim, dress, and conceal all redundant external electrical piping. Ensure light points are placed exactly matching the detailed electrical drawings and 3D architectural renders.
- Sunken Slab Cleaning: Completely evacuate all construction waste, broken block fragments, and debris from the structural sunken areas before backfilling and compacting the soil.
- Sub-structure & Site Safety: Remove the existing bitumen layer entirely in areas undergoing architectural decor modifications to guarantee proper adhesive or mechanical bonding. The contractor must construct the external steps immediately and install robust structural safety handrails along the staircase portions while clearing all material obstructions sitting outside the plot limit.
- Resource Optimization: The contractor is directed to immediately inject adequate manpower on-site to speed up the work progress and compensate for administrative delays.
IV. Concluding Remarks:
While Villa M-315 has advanced to 68% completion, the contractor must systematically rectify the noted finishing anomalies to prevent severe structural snags. Immediate compliance regarding stone cladding modification, substrate preparation (bitumen removal), and internal safety boundaries is mandatory.
