SITE VISIT REPORT: GROUND FLOOR SLAB REINFORCEMENT, FORMWORK INSPECTION, AND CIVIL-MEP AUDIT AT F/C2 SHOPS, MBZC, FUJAIRAH
Project Name: F/C2 SHOPS MBZC Fujairah , Location: Mohamed Bin Zayed City (MBZC), Fujairah, UAE, Date of Visit: 05 October 2026, Time of Visit: 11:30 AM, Report Prepared By: Engineer Adeel Arif (Site Engineer)
____________
I. Purpose of Visit:
The primary objective of this site visit was to conduct a thorough technical inspection of the ground floor slab steel reinforcement and shuttering formwork for the F/C2 Shops project in Mohamed Bin Zayed City. The audit evaluated structural compliance, horizontal shoring stability, cover block placement, and civil-MEP rough-in alignment prior to consultant submission and the scheduled Fujairah Municipality pre-pour inspection for concrete works in Fujairah.
II. Observations & Progress Status:
- Structural Slab Readiness: Shuttering for the ground floor slab is fully completed, and structural rebar installation is finished. The slab is fully prepared and will be submitted to the consultant shortly for municipality inspection.
- Formwork & Shoring Stability: Inspection of the active falsework revealed that while the vertical jacks are supporting the slab areas, required horizontal and cross-bracing components are incomplete in multiple shore bays.
- Concrete Cover & Reinforcement Placement: Rebar placement was reviewed across columns, structural beams, and slab mats. Adequate concrete cover blocks were missing in isolated areas, risking direct contact between reinforcement and formwork.
- MEP Rough-in & Architectural Elements: MEP sleeve penetrations are installed, but several locations require adjustment to align with approved MEP shop drawings. Additionally, decorative CS projections require correction to match the revised architectural drawings, and the main site signboard displays an outdated building permit QR code.
- Site Safety & Facilities: Temporary access staircases and site boundary fencing do not fully comply with current Facilities Management (FM) standards.
III. Directives & Next Steps:
- Shoring & Scaffolding Bracing: Provide full horizontal bracings and cross-bracing across all jack-supported scaffolding areas to ensure formwork stability during concrete vibration.
- Concrete Cover Rectification: Install approved concrete cover blocks systematically beneath beam soffits, column sides, and slab mesh to guarantee uniform concrete cover.
- MEP & Architectural Adjustments: Verify and realign all MEP sleeves according to approved drawings. Modify the CS decor projections to comply with the revised architectural details.
- Permit & FM Compliance: Replace the signboard QR code with the renewed building permit version. Upgrade site fencing and temporary staircases immediately to meet FM rules and safety regulations.
- Consultant Pre-Pour Submission: Once all corrective directives are verified, submit the formal inspection request for consultant and municipality approval prior to scheduling the concrete pour.
IV. Concluding Remarks:
The ground floor slab at F/C2 SHOPS in MBZC has reached a major milestone with completed steel laying and shuttering. Resolving the identified shoring bracing, concrete cover, and MEP sleeve directives is essential before formal municipality inspection. Adhering to these strict quality standards ensures structural durability and safety across commercial and villa construction in UAE.
