____________
I. Purpose of Visit:
The primary objective of this site inspection was to perform a comprehensive progress audit for Villa G-549 in Mohamed Bin Zayed City (MBZC), Fujairah. The evaluation focused on checking the execution quality of external stair and entrance ramp works, auditing underground site utilities (manholes and septic tank), verifying material supply for interior ceramic flooring, and establishing strict technical guidelines for upcoming interior and exterior marble cladding.
II. Observations & Progress Status:
- External Access & Civil Works: Formwork, reinforcement, and concrete works for the external entrance stairs and access ramps are actively progressing in accordance with site layout drawings.
- Boundary & Procurement Works: Fabrication of the main structural boundary gate is complete, and the unit is ready for site delivery and installation.
- Underground Services: Construction and civil execution for all site manholes and the main septic tank have been fully completed, successfully finalizing the primary sub-grade drainage infrastructure.
- Interior & Exterior Finishes: Additional orders have been placed for the remaining interior floor ceramic tiles required to complete the villa’s ground and upper floor levels. Preparation for installing marble treads and risers on both internal and external staircases is next in sequence.
III. Directives & Next Steps:
- Boundary Gate Installation: Coordinate with the fabricator to proceed with the immediate alignment and secure fixing of the main boundary gate, ensuring proper mechanical anchorage and anti-corrosive coating protection.
- Ceramic & Marble Tiling Sequence: Accelerate the delivery of the remaining interior ceramic tiles. Prior to installing the internal and external stair marble, verify sub-base level tolerances, clean the concrete substrate, and ensure proper setting bed mortar mix ratios.
- Protection of Finished Utilities: Ensure all completed manhole covers and septic tank access points are properly secured and sealed to prevent debris influx during ongoing landscaping and external paving works.
- Site Safety & Logistics: Maintain clear access routes around the newly poured external ramps and stairs while keeping construction materials within plot boundaries.
IV. Concluding Remarks:
Project G-549 in Mohamed Bin Zayed City is advancing smoothly into its final external and interior finishing stages. Completing the underground utilities and progressing with the entrance steps and boundary gate represent significant milestones toward overall site completion. Adhering to strict alignment and installation guidelines for the stair marble will ensure high-end aesthetic and structural quality across all concrete works in Fujairah.
