I. Purpose of Visit: The primary objective of this site inspection was to audit the quality and progress of internal finishing works, specifically focusing on ceramic tiling and first-floor painting. Additionally, the visit was intended to oversee the initiation of external utility structures and ensure proper sequencing of MEP rough-ins to maintain the high standards required for villa construction in UAE.

II. Observations & Progress Status:

  • Ceramic and Painting Works: Ceramic floor and wall tiling is currently in progress across multiple zones. Simultaneously, internal painting activities, including putty application, are active on the first floor.
  • External and Utility Progress: Works for the septic tank have been officially initiated. Floor piping and drainage rough-ins are progressing to support upcoming floor finishes.
  • Structural and Finishing Alignment: A technical review of the external facade was conducted to ensure all decorative elements align with the approved architectural drawings for this project in Fujairah.

III. Directives & Next Steps:

  • External Decor & Bitumen Removal: We must ensure all external decors strictly follow the technical drawings. In areas designated for decor modifications, the existing bitumen layer must be completely removed to ensure a proper bond for new materials.
  • Plumbing & Stone Work Integration: All external drain pipes must be fixed and pressure-tested in the walls before the commencement of stone cladding.
  • Internal Finishing Sequence: Putty works on the first floor must be fully completed and inspected before the start of floor tile installation to prevent damage to the new flooring.
  • Joinery & Detailing: Window jambs require precise wall tile installation with professional finishing to avoid aesthetic gaps.
  • Site Sanitation: All waste materials, debris, and broken blocks must be cleared from sunken areas before backfilling with soil to prevent future structural settlement issues.

IV. Concluding Remarks: The finishing phase of Villa M-315 is progressing steadily; however, strict adherence to the specified sequence of works is mandatory to ensure durability. Correcting the external decor substrates and clearing debris from sunken areas are critical immediate priorities. For previous report click here.
