SITE VISIT REPORT: FIRST FLOOR BLOCKWORK PROGRESS AND SURFACE PREPARATION FOR PAINTING

I. Purpose of Visit:
The objective of this site visit was to evaluate the masonry progress on the first floor and ensure that the blockworks comply with the vertical and horizontal alignment standards required for villa construction in UAE. Additionally, the visit aimed to assess site labor productivity and readiness for the upcoming ground floor painting phase.
II. Observations & Progress Status:
During the site walkthrough, the following technical observations were noted regarding the structural and finishing progress:
- Masonry Progress: The first-floor blockworks have reached approximately 70% completion. The installation of AAC blocks is proceeding efficiently, with lintels and stiffener columns being integrated as per the structural drawings.
- Quality Control (Alignment): During the inspection, certain sections of the block walls were found to be out of plumb and did not meet the required straightness tolerances. Immediate rectification was ordered to ensure a level substrate for future plaster works in villas.
- Labor Strength: There is currently a sufficient labor force deployed on-site, ensuring that the remaining masonry work is on track for full completion within the next few days.
- Transition to Finishes: Preparations for the ground floor internal finishes are underway, with the site being readied for the application of the initial primer paint coat once the masonry dust has settled.
III. Directives & Next Steps:
To maintain the high-quality standards for concrete works in Fujairah and MBZC, the following instructions are issued:
- Masonry Rectification: All highlighted non-linear blockwork must be dismantled and rebuilt to ensure perfect verticality before the installation of MEP conduits.
- Blockwork Completion: Accelerate the remaining 30% of first-floor masonry to allow for the commencement of the curing period before plastering begins.
- Surface Preparation for Painting: Before starting the primer paint on the ground floor, ensure all walls are thoroughly cleaned, sanded, and free of efflorescence or debris.
- Quality Check: Conduct a final survey of all wall openings (windows and doors) to ensure they match the architectural shop drawings.
IV. Concluding Remarks:
The site progress at G-420 is moving at a satisfactory pace, with the labor force effectively managing the transition from structural masonry to internal finishes. Once the masonry corrections are finalized, the project will move into the 100% completion stage for blockwork, followed immediately by the ground floor painting phase.
