I. Purpose of Visit:

To inspect the progress of the interior and exterior finishing works and ensure proper integration and concealment of MEP (Mechanical, Electrical, Plumbing) services.

II. Observations & Progress Status:

The project at MBZC Plot H/1311 is maintaining a rapid construction pace, with multiple finishing trades working concurrently:

  • External Plaster: The External Plaster work has been successfully initiated, marking significant progress on the building facade.
  • Internal Painting: Internal Painting preparation and the initial coat application are progressing across the ground floor and first floor areas.
  • Wastewater System: Work on the site Septic Tank is actively underway, aligning with the overall infrastructure timeline.
  • Work Pace: The contractor team is highly mobilized, and overall progress is moving as fast as currently possible given the number of simultaneous activities.

III. Directives & Quality Control:

Immediate action and adherence to the following directives are required to ensure the highest quality of finishing and facade integration:

  • MEP Concealment:
    • Action Required: All remaining exposed MEP Conduits (Electrical and Plumbing piping) must be fully and properly concealed within walls and slabs before further finishing materials are applied (specifically painting and final plastering).
    • Rationale: This prevents future cracking and ensures a clean, professional finish.
  • Facade Detailing and Plastering Coordination:
    • Action Required: The remaining front and left side decorative elements (detailing, features, and pre-plaster trim) must be finalized and constructed before completing the final coat of External Plaster in those areas.
    • Rationale: Integrating the decor after the plaster could damage the finish; proper sequence ensures continuity and structural integrity of the facade.

IV. Concluding Remarks:

The finishing stages are well advanced at Block H, Plot 1311. While speed is excellent, the focus must now shift to coordination. The critical path involves resolving the MEP concealment and completing the facade decor elements before final plastering and painting proceed over those specific areas. Close supervision is necessary to ensure these quality directives are met.
