SITE VISIT REPORT: EXTERIOR FINISHING & QUALITY CONTROL

I. Purpose of Visit
To inspect the initiation of exterior finishing, evaluate the quality of substrate preparation (plaster), and monitor the progress of internal MEP and flooring works.
II. Observations & Progress Update
The project at H-1311, MBZC has moved into the final stages of the building envelope and internal preparation:
- Exterior Painting: External painting works have officially been initiated following the previous decision on specifications.
- Flooring: Floor tile preparation work has commenced across the villa.
- Windows & Openings: Installation of windows is almost complete, securing the building for internal finishes.
- MEP Progress: Both Electrical and Plumbing works are actively progressing according to the MEP layout.
- External Works: Construction of the Compound Wall remains in progress to finalize the site perimeter.
III. Technical Observations & Corrective Actions
During the inspection of the outer walls, the following quality control issues were noted:
- Plaster Alignment: The plaster for the outer walls was found to be uneven/not straight at several points.
- Instruction: The contractor has been advised to rectify and straighten these surfaces to ensure a high-quality finish before the final paint application.
- Wall Cracks: Minor cracks were identified on specific wall sections.
- Instruction: Repair of wall cracks is mandatory where necessary to prevent future water ingress or aesthetic defects.
IV. Concluding Remarks
While the villa is transitioning well into the finishing phase, the contractor must prioritize the rectification of the external plaster. Achieving a straight, crack-free substrate is critical before proceeding further with the exterior paint cycle to avoid rework.For previous report click here.
