SITE VISIT REPORT: PROJECT SLOWDOWN & BOUNDARY WALL INITIATION

Project Name: Proposed Villa Location: Block G, Plot 420, Mohammed Bin Zayed City (MBZC), Fujairah Date of Visit: November 25, 2025 Time of Visit: 10 AM Report Prepared By: Engineer Adeel Arif (Site Engineer)

____________

I. Purpose of Visit:

To assess the recent construction pace following the First Floor Slab casting and to document the preparations for commencing the external Boundary Wall structure.

II. Observations & Progress Status:

  • Project Slowdown (CRITICAL): It is noted that construction progress has been significantly slow since the casting of the First Floor Slab, with little major activity recorded over the past 28 days. This stagnation is impacting the overall project schedule.
  • Focus Shift: The site is now shifting focus to external infrastructure to utilize available labor and resources.
  • Boundary Wall Preparation: Site teams are currently preparing and cleaning the area along the perimeter for the commencement of Boundary Wall works.

III. Directives & Remedial Actions:

  • Schedule Review: An immediate internal review of the project schedule is required to identify the reasons for the 28-day slowdown and implement measures to accelerate internal work (e.g., preparing for the roof slab or internal block work).
  • Boundary Wall Initiation: Prioritize the immediate commencement of the Boundary Wall excavation and footing preparation to regain momentum and secure the perimeter of the property.

IV. Concluding Remarks:

Villa G-420, MBZC, has entered a worrying period of slow progress post-First Floor Slab casting. While the site is initiating the external Boundary Wall works, urgent attention is required to revive the main villa construction and address the factors causing the recent four-week stagnation to ensure the project meets its contractual completion date in Fujairah.
