SITE VISIT REPORT: MEP, MANHOLE, AND EXTERNAL PREPARATION
Project Name: Proposed Villa Location: Block G, Plot 549, Mohammed Bin Zayed City (MBZC), Fujairah Date of Visit: November 24, 2025 Time of Visit: 11 AM Report Prepared By: Engineer Adeel Arif (Site Engineer)
____________
I. Purpose of Visit:
To inspect the progress of the external infrastructure (Manholes) and the concurrent installation of internal and external wall services (MEP) ahead of the Owner’s scheduled Stone Works.
II. Observations & Progress Status:
The site at MBZC Plot 549 is showing concerted effort across multiple finishing stages:
- External Infrastructure: Manhole works are actively in progress, finalizing the necessary connections for the sewage system.
- External Wall Services: All necessary piping work for the exterior wall side is currently being executed. This is critical for preparing the facade for final finishes.
- Internal Services (MEP): Plumbing and Electrical Works are concurrently going on inside the villa, ensuring all rough-ins are completed.
- Material Logistics: All required construction and finishing materials at site have arrived, alleviating previous supply concerns and allowing full-pace work.
III. Directives & External Works Priority:
- Owner Coordination (CRITICAL): The Owner is preparing to start the External Stone Works soon.
- Action Required: The site team must prioritize and immediately finish all necessary preparation works on the outside walls (e.g., waterproofing, final piping concealment) to ensure the surface is perfectly ready for the Owner’s stone cladding team to commence without delay.
- Coordination: Liaise with the Owner’s stone supplier to confirm their mobilization date and finalize the hand-over areas.
IV. Concluding Remarks:
Villa G-549 is efficiently closing out its rough-in services, with both Manhole and external wall piping proceeding quickly. The immediate success of the next phase hinges entirely on the contractor’s ability to complete all outside wall preparation works before the Owner mobilizes their stone work team, maintaining the momentum towards project completion in Fujairah.
