SITE VISIT REPORT: ONGOING BLOCK WORK & CRITICAL RESOURCE SHORTAGES

I. Purpose of Visit:
To track the progress of the Ground Floor and First Floor block work and address the escalating issues related to material supply and labor availability.
II. Observations & Progress Status:
The structural enclosure work at MBZC Plot 154 is severely constrained by external factors:
- Ground Floor (GF) Block Work: Block work is still ongoing, with only a few small lintel beams remaining before the Ground Floor walls are structurally complete.
- First Floor (FF) Block Work: Work has been progressing slowly due to the constraints listed below, but the first layers are established.
- Labour Shortage: The site is experiencing a shortage of skilled labor, which is impacting the daily rate of block laying, despite the team working diligently.
- Material Shortage (CRITICAL): The project is critically delayed by a block shortage from the supplier. The blocks necessary for sustained work were ordered approximately one month ago but have not yet been received.
III. Directives & Key Constraints:
The entire construction schedule is currently dependent on resolving two external factors:
- Owner Layout Approval (CRITICAL): Work on the First Floor is on hold, pending the Owner’s site visit to finalize and approve the layout for the internal First Floor walls. This confirmation is mandatory before we can proceed with a large volume of the upper-level block work.
- Material Supply: The contractor is required to chase the supplier aggressively regarding the month-long delay on the block order. This is the primary constraint impacting all vertical construction efforts in Fujairah.
IV. Concluding Remarks:
The site is facing compounding challenges from both labor shortages and a major block supply delay. While the Ground Floor is nearing completion, the inability to move forward with the First Floor block work or pour the remaining lintels (which require blocks for support) poses a significant risk to the project deadline. Urgent action is needed from the supplier and the Owner to enable progress.
