I. Purpose of Visit
To monitor the progress of internal finishing works, specifically the ground floor plastering and first-floor MEP services, and to inspect the status of the boundary wall and front façade architectural elements.
II. Observations & Concurrent Progress
The construction at Villa A-85, Ahfara, is moving through multiple finishing and structural stages simultaneously:
- Internal Finishes: Plastering Works on the ground floor are currently 20% complete and progressing steadily. This phase is essential for preparing the interior surfaces for final painting and decoration.
- MEP Services: On the first floor, MEP Installations are actively in progress, ensuring all electrical and plumbing rough-ins are secured before the commencement of upper-level plastering.
- Architectural Façade: The Front Villa Decor Blockworks are ongoing. These decorative masonry elements are key to the villa’s aesthetic identity and exterior design.
- Boundary Wall Status: The Boundary Tie Beam shuttering has been successfully removed. Following the strike, the team has completed the necessary curing process, ensuring the concrete reaches its design strength and durability.
III. Critical Milestones & Quality Control
The project is at a stage where coordination between trades is vital:
- Plastering Quality: As plastering progresses on the ground floor, moisture levels and surface alignment are being monitored to ensure a high-quality substrate for the next trades.
- MEP Verification: First-floor MEP works must be fully verified and tested before closing any walls or starting masonry finishes to avoid rework.

Villa A-85 is showing balanced progress between internal finishes and external structural completion. The successful curing of the boundary tie beam and the start of the front decor blockworks mark significant steps toward finalizing the villa’s exterior.
