SITE VISIT REPORT: FINAL FINISHES & EXTERNAL ENCLOSURE

I. Purpose of Visit:

To track the progress of the final exterior enclosure (Boundary Wall) and the concurrent installation of key finishes, including windows and roofing elements.

II. Observations & Progress Status:

The project at MBZC Villa H-1311 is focused on rapid completion of the final external and top structure elements:

Boundary Wall: The structural work for the Compound Wall is almost complete.
External Finishes: Plaster of the Boundary Wall is actively in progress, preparing the perimeter surface for the final paint or cladding.
Openings & Enclosure: The installation of Windows Fitting is currently underway, which is essential for securing the villa and allowing detailed internal finishing work to proceed.
Roof Completion: Roof Finishing Work is in progress, ensuring the structure is fully waterproofed and prepared for its final architectural covering.
MEP Conclusion: The Electric Remaining Works (finalizing wire pulls, panel installations, and fixture rough-ins) are also advancing, completing the rough-in stage of the internal services.

III. Directives & Next Steps:

Boundary Wall Finish: Prioritize the speedy completion of the remaining plastering on the Compound Wall to allow the Owner’s external finishing decision (e.g., Jotun Grafi Decor) to be implemented immediately.
Window Sealing: Ensure all newly fitted windows are correctly sealed and waterproofed to prevent any ingress before the winter season.

IV. Concluding Remarks:

Villa H-1311 is in its final finishing stages, successfully securing its perimeter with the nearly complete Boundary Wall and progressing well with the Windows Fitting and Roof Finishing Work. The synchronized completion of external enclosure and internal electric services positions the project well for moving into the final decorative and painting phase in Fujairah.
