I. Purpose of Visit:
To assess the cause of the sustained slow work pace and address the logistical challenges faced while attempting to commence the Boundary Wall construction.
II. Observations & Progress Status:
- Main Structure: The main villa construction pace remains slow, primarily attributed to the ongoing delay and intermittent delivery of necessary blocks at the site.
- Boundary Wall Initiative: To mitigate the main structure slowdown, the site prioritized the external enclosure. The boundary area has been successfully cleaned and prepared for excavation.
- Logistical Constraint: Excavation for the Boundary Wall footing is currently difficult on the side adjacent to the neighbor, as the neighboring villa is already executing their boundary wall work, restricting access and safe working space.
III. Directives & Remedial Actions:
- Boundary Wall Acceleration: The labor team has been instructed to immediately excavate the remaining three accessible sides of the plot and focus maximum effort on completing the footing and substructure for those sections.
- Material Follow-up: The site supervisor is mandated to urgently get a definite delivery timeline for the blocks needed for both the main villa and the boundary wall infill, ensuring no further delays.
IV. Concluding Remarks:
Villa G-420, MBZC, continues to struggle with material delivery, sustaining a slow pace. While attempting to start the external works, adjacent construction creates a temporary obstacle. The focus is now on maximizing productivity on the three unobstructed boundary wall sides and resolving the chronic block delivery issue to accelerate overall project momentum in Fujairah.
