SITE VISIT REPORT: PLASTER PHASE & BOUNDARY WALL MODIFICATIONS

I. Purpose of Visit
To evaluate the completion of internal plastering works on the ground floor, verify the progress of the roof parapet, and inspect the structural modifications executed on the boundary wall as per the owner’s revised instructions.
II. Observations & Concurrent Progress
The construction at Villa F-154 in Mohammed Bin Zayed City (MBZC) is moving into the finishing stages with the following updates:
- Ground Floor Plastering: Internal plastering works for the Ground Floor have been 100% finished. The surfaces are currently undergoing the curing process to ensure durability and a smooth finish.
- First Floor Progress: Preparations are finalized for the First Floor plastering, which is scheduled to commence immediately.
- Roof Parapet Works: All masonry and structural works for the roof parapet have been completed, finalizing the building’s external silhouette.
- Boundary Wall Modification: Following the owner’s advice, a structural change was implemented. One existing tie beam was removed and replaced with a new straight tie beam. This modification is now successfully completed, ensuring the perimeter wall meets the updated design criteria.
III. Critical Milestones & Next Steps
- Plastering Quality Control: Before the First Floor plastering starts, a final check of MEP rough-ins is mandatory to avoid any post-plastering rectifications.
- Curing Maintenance: Regular water curing for the Ground Floor plaster and the new boundary wall tie beam is the immediate priority to prevent surface cracks.
- Boundary Wall Completion: With the tie beam modification finalized, the remaining masonry for the boundary wall will proceed as planned.
IV. Concluding Remarks
The Villa F-154 project in Fujairah is progressing according to the updated schedule.
