SITE VISIT REPORT: TIE BEAM PROGRESS & MEP-DECOR COORDINATION

I. Purpose of Visit:

To inspect the completion of the substructure block work and the readiness of the tie beam shuttering, while resolving a potential conflict between architectural decor and plumbing services.

II. Observations & Progress Status:

The site at MBZC Villa G-425 has achieved significant milestones in the substructure phase:

  • Substructure Completion: The PCC below solid blocks has been successfully cast, and the solid blocks up to tie beam level have been fully placed. This provides a stable and accurate base for the main ground-level structure.
  • Tie Beam Development: The tie beam shuttering is almost complete. The formwork is being finalized for alignment and level, and the steel placement for tie beam reinforcement is scheduled to start immediately.
  • Technical Issue Resolution: During the inspection, a conflict was identified regarding a decor element located directly outside a First Floor bathroom. This placement would have significantly hindered future piping for the bath.
  • Consultant Coordination: I have formally discussed the issue with the consultant to seek approval for shifting the decor position. This proactive step ensures that pipe placement will not be compromised in the future, avoiding costly rework and maintenance issues.

III. Directives & Next Steps:

  • Steel Reinforcement: Start the tie beam steel placement as soon as the final shuttering check is complete. Ensure all bar bending follows the structural schedule.
  • Technical Approval: Follow up on the consultant’s written approval for the decor modification to ensure the First Floor wall and piping layout remain efficient.
  • Cleaning: Maintain the high standard of site cleanliness before casting the tie beams.

IV. Concluding Remarks:

Villa G-425, MBZC, is progressing with a strong focus on both speed and technical foresight. By identifying the piping and decor conflict early and moving into the tie beam reinforcement phase, we are ensuring a durable and maintenance-friendly structure.
