SITE VISIT REPORT: ARCHITECTURAL DECOR & MATERIAL SUPPLY CHALLENGES

Project Name: Proposed Villa Location: Block G, Plot 420, Mohammed Bin Zayed City (MBZC), Fujairah Date of Visit: January 13, 2026 Time of Visit: 10:00 AM Report Prepared By: Engineer Adeel Arif (Site Engineer).

____________

I. Purpose of Visit:

To evaluate the progress of the roofline decorative elements and address the current supply chain constraints affecting the ground floor masonry works.

II. Observations & Progress Status:

The site at MBZC Villa G-420 is currently experiencing a mix of steady architectural progress and logistical delays:

  • Architectural Features: Parapet decor works are actively in progress. The team is focusing on the intricate molding and structural details of the roof parapet to enhance the villa’s exterior elevation.
  • Ground Floor Masonry: Currently, the ground floor block work is 10% completed. However, progress has been halted due to a temporary short of block work supply at the site.
  • Perimeter Infrastructure: Preparation for the boundary works is moving forward. Final site cleaning is being done across the plot limits to facilitate the upcoming boundary wall excavation.

III. Directives & Remedial Actions:

  • Material Procurement: I have issued an urgent directive to the procurement department to resolve the block work supply issue immediately. The masonry team must resume the ground floor walls as soon as the delivery is confirmed.
  • Boundary Mobilization: With site cleaning nearly finished, the team is instructed to begin boundary wall excavation within the next 48 hours to ensure labor productivity remains high while the main block work is on hold.
  • Decor Quality: While the main structure is delayed, the focus remains on the parapet decor to ensure the highest standard of finish for the villa’s aesthetic elements.

IV. Concluding Remarks:

Villa G-420, MBZC, is at a stage where logistical coordination is critical. While the parapet decor works add value to the facade, the shortage of materials for the ground floor block work must be addressed to maintain the overall timeline. My priority is to transition the labor force into boundary works to keep the project moving forward in Fujairah. For previous report click here.
