SITE VISIT REPORT: BLOCK WORK NEAR COMPLETION & PROCUREMENT DELAY

I. Purpose of Visit:
To assess the finalization of Ground Floor Block Work, inspect the commencement of the First Floor walls, and address the material constraints affecting the schedule.
II. Observations & Progress Status:
The site visit confirmed significant progress, nearing the completion of the ground level enclosure:
- Ground Floor (GF) Block Work: Advancement has reached approximately 90% completion.
- Remaining Work: Only two small lintel beams are left to be cast. This work, along with final block infills, is anticipated to be completed within the next 2–3 working days.
- First Floor (FF) Block Work: The first layer of solid block has been successfully laid, defining the footprint of the upper level.
- Waterproofing Constraint: The necessary waterproofing sheets (required after the first layer of block work on the First Floor slab) were not present on site. The team reported that the material has been ordered but is not yet received.
- Logistical Constraint: The block work remains slightly slow due to the reported local shortage of blocks from the supplier.
III. Directives & Key Milestone Coordination:
The following actions are critical for minimizing delays and securing the next major phase:
- Owner Layout Approval (CRITICAL): The Owner will be contacted immediately and invited to visit the site to review and approve the current wall layout. This approval is mandatory before proceeding with any further major block work on the First Floor, preventing costly rework.
- GF Completion: Prioritize the casting of the remaining two small lintels to achieve 100% completion of the Ground Floor block structure.
- Waterproofing Expedite: Follow up rigorously with the supplier to expedite the delivery of the First Floor block work waterproofing sheets to avoid any potential long-term structural issues or further delay to the vertical construction.
IV. Concluding Remarks:
The Ground Floor is days away from structural completion. However, two external factors—the mandatory Owner approval of the layout and the urgent delivery of the waterproofing material—are the current constraints. These must be resolved quickly to transition efficiently into the vertical growth of the First Floor at MBZC Plot 154, Fujairah. For previous report click here.
