I. Purpose of Visit:

To assess the current status of block work progression, oversee the casting preparation for lintel beams, and address any logistical constraints impacting the schedule.

II. Observations & Progress Status (Block Work and Lintel Beams):

The site visit confirmed continued progress across multiple stages at MBZC Plot 154:

  • Ground Floor (GF) Block Work: Advancement is significant, now reaching approximately 80% completion.
  • First Floor (FF) Block Work: The laying of the first layer of solid block is ongoing, establishing the perimeter and internal divisions for the upper floor.
  • Lintel Beams:
    • Casting for some lintel beams has been completed.
    • Shuttering (formwork) installation is currently underway for the remaining lintel beams.
  • Mortar Quality Control: The site team was reiterated the strict adherence to the minimum 15 mm mortar thickness standard for all block laying to ensure structural compliance.
  • Logistical Constraint (Supply Chain):
    • Impact: The overall block work progress has been slightly slowed due to a temporary shortage of blockwork material currently affecting the supply chain within Fujairah.

III. Directives & Management Instructions:

  • Mortar Compliance: Maintain rigorous quality control to ensure the 15 mm mortar thickness is consistently achieved, especially during the current slower pace of work.
  • Lintel Beam Priority: Finalize the shuttering, steel placement, and casting of the remaining lintel beams immediately to secure the openings and complete the Ground Floor structural frame.
  • Supply Chain Management: Closely coordinate with the supplier to expedite the delivery of the remaining blocks, mitigating the current delay and allowing the block work teams to ramp up activity as soon as the materials arrive.

IV. Concluding Remarks:

The project at MBZC Plot 154 shows consistent progress, with the Ground Floor nearing completion and First Floor construction commenced. The current constraint due to the Fujairah blockwork shortage requires immediate logistical management to prevent long-term schedule impacts.
