SITE VISIT REPORT: ADVANCED FINISHING & SIMULTANEOUS TRADES

I. Purpose of Visit:
To monitor the progression of simultaneous finishing activities, including external facade treatments, MEP installations, and internal tiling works, ensuring proper trade coordination at MBZC Plot 1311.
II. Observations & Concurrent Progress:
The project is now heavily engaged in architectural, civil, and MEP finishing stages:
- External Finishes:
- The External Plaster work is actively ongoing across various elevations.
- The specialized Block Work for Decor (facade features) is progressing simultaneously and is being coordinated with the plastering teams.
- Infrastructure (Civil/Plumbing):
- The construction of the external Septic Tank is nearing completion, preparing for final connections and backfilling.
- MEP Services:
- Electrical works, specifically the installation of heavy-duty AC conduits and other services, are progressing actively and simultaneously with wall closing activities.
- Internal Architectural Finishes:
- Internal Painting work is progressing steadily, focused on achieving the base coat requirements.
- Ceramic Works (Tiling) for the washrooms is almost completed as well, starting the process of wet-area waterproofing and final surface installation.
III. Directives & Trade Coordination:
The focus must now be on seamless coordination between the trades to prevent rework and maintain quality standards:
- Decor Block Work Priority: The decor block work must be fully finalized and cured before the final coat of external plaster is applied over it.
- MEP Integration: All AC and electrical installations must be checked against shop drawings before any further concealment (plaster or false ceilings) proceeds in those specific zones.
- Wet Area Tiling: Ensure 100% confirmation of waterproofing integrity and correct placement of all plumbing fixtures and electrical points before proceeding with the bulk of the washroom ceramic tiling.
IV. Concluding Remarks:
The site is currently highly productive, engaging multiple trades at the Block H villa. The critical path now relies on excellent coordination, particularly between the MEP teams and the architectural finishing teams (painting and ceramics). Close supervision is required to ensure that quality checks are maintained across all these parallel activities to meet the high standards expected in Fujairah projects.
