SITE VISIT REPORT: VILLA CONSTRUCTION (ELECTRICAL & BOUNDARY WALL FOUNDATION)

I. Purpose of Visit:

To assess the status of the Ground Floor Electrical works, resolve technical ambiguities, and check the readiness of the external Boundary Wall foundation.

II. Observations & Key Issues:

The site visit revealed two distinct areas requiring immediate management intervention:

  • Ground Floor Electrical Works (Status: Halted)
    • Technical Confusion: The Consultant Engineer for Electrical Works was summoned to site to clarify ambiguity regarding electrical points placement, particularly those falling on columns and adjacent to window openings.
    • Owner Revisions & Cost Impact: The Owner has issued approximately 3 to 4 revisions to the previous electrical point markings. This continuous change has created substantial rework for the technical team and incurred additional costs/expenses.
    • Current Constraint: Electrical installation is currently on hold pending formal written approval from the Owner to cover the payment for these accumulated extra expenses due to design variations.
    • Missing Information: The finalized First Floor Electrical Drawing has not yet been provided, which is a critical constraint for planning the next stage of the internal works.
  • External Boundary Wall Works (Status: Ready for Steel)
    • Substructure Progress: The placement of Plain Cement Concrete (PCC) below the boundary wall foundation is complete.
    • Formwork: The shuttering for the main foundation is fully erected and prepared for steel placement.
    • Material Readiness: The reinforcement steel (cut and bent) is ready to be delivered and placed on site.
    • Estimated Timeline: Placement and tying of the foundation steel are projected to take approximately one working week.

III. Directives & Next Steps:

The following actions must be taken immediately to mitigate delays:

  • Electrical (Immediate Priority):
    • Action Required: Formalize and submit the variation claim for the repeated electrical marking changes to the Consultant and Owner.
    • Continuation Dependency: Work shall resume only upon receiving written approval for the revised expense amount from the Owner.
  • Design Coordination:
    • Action Required: Following up rigorously with the Consultant to secure the First Floor Electrical Drawing to prevent future scheduling gaps.
  • Boundary Wall:
    • Action Required: Coordinate the delivery of the reinforcement steel and mobilize the steel fixing team to commence placement within the prepared foundation shuttering.
    • Pre-Inspection: Ensure all foundation dimensions and levels are double-checked before the steel placement is finalized.
