I. Purpose of Visit
To monitor the advancement of the superstructure masonry works on the first floor and roof, verify the status of internal MEP installations, and inspect the preparation for the boundary wall structural elements.
II. Observations & Concurrent Progress
The construction at Villa F-154 is proceeding rapidly with simultaneous activities across structural and service trades:
- Superstructure Masonry: The First Floor Blockworks have achieved substantial progress, currently estimated at 75-80% completion. Simultaneously, Parapet Blockworks on the roof level are ongoing, defining the building’s upper silhouette.
- MEP Services: Inside the villa, MEP Works (Mechanical, Electrical, and Plumbing) are actively in progress, ensuring service rough-ins keep pace with the masonry walls.
- External Works (Boundary): Work has commenced on the perimeter. Steel reinforcement for the boundary wall is currently being fixed. This is a critical preparatory step for the subsequent blockworks and the concrete casting of the boundary wall columns.
III. Critical Milestones & Next Steps
While progress is steady, the following sequence is critical for the timeline:
- Boundary Wall Sequence: The completion of the steel fixing is the immediate priority. This must be inspected and approved promptly to allow for the blockworks and subsequent concrete casting of the boundary wall columns.
- MEP Coordination: As first-floor blockworks near 100%, MEP coordination must be finalized to ensure no wall chasing is required after completion, maintaining the structural integrity and finish quality.
IV. Concluding Remarks
Villa F-154 is moving effectively through the structural masonry phase. The synchronization of the first-floor blockworks (80% complete) with the parapet and internal MEP works demonstrates good site management.
