I. Purpose of Visit:
To document the completion of all external groundwork infrastructure and assess the current status of internal MEP rough-ins and material procurement.
II. Observations & Progress Status:
Significant advancements have been made on the external and substructure services:
- External Completion: The outside backfilling work is completed, securing the foundation area. Crucially, all manhole works are also done, finalizing the subsurface drainage connections.
- Internal MEP: Inside piping for electric and plumbing works is currently being diligently installed throughout the villa.
III. Critical Financial and Procedural Issues:
Two key issues require immediate resolution to maintain the finishing schedule:
- Ceramic Material Procurement: Due to current financial liquidity constraints, the Owner has been requested to order the ceramic materials from their allocated share of the budget to initiate the tiling work. The Contractor will cover the remainder of the order once funds are available. This action is critical to prevent a stoppage in the finishing phase.
- External Bitumen Responsibility: The party responsible for executing the outside bitumen works (waterproofing)—whether the Contractor or the Owner—is yet to be decided. This decision is mandatory and must be finalized before the stone works can commence on the façade.
IV. Directives & Next Steps:
- Owner Decision: Await the Owner’s confirmation regarding the procurement of the initial ceramic materials.
- Bitumen Clarification: Urgent clarification is needed from the Consultant and Owner regarding the responsibility for the outside bitumen works. This will directly impact the start date of the valuable stone works.
- Piping Continuation: Continue full-pace installation of the inside piping for all electrical and plumbing services.
V. Concluding Remarks:
MBZC Villa G-549 has successfully completed its groundwork, with backfilling and manhole works finalized. The project’s immediate acceleration now hinges on resolving the financial arrangement for ceramic materials and confirming the scope responsibility for the outside bitumen works before exterior stone installation begins in Fujairah.
