SITE VISIT REPORT: CONCURRENT FINISHES & EXTERIOR PAINT DECISION

I. Purpose of Visit:

To monitor the progress of simultaneous internal and external works, specifically structural elements, MEP installation, internal finishes, and to follow up on the exterior paint specification decision.

II. Observations & Concurrent Progress:

The project at H-1311, MBZC, is managing multiple trades efficiently:

  • External Structure: The casting of the Compound Wall Top Beam is actively in progress, marking the structural completion of the perimeter enclosure.
  • Internal Finishes: Ceramic Works (Tiling) in both the washrooms and the kitchen areas are nearing completion, preparing these wet areas for final fixture installation.
  • MEP & Architectural: Inside the villa, Electrical Works (conduit and wiring) are ongoing, running simultaneously with the Outside Decor Block Works on the façade.

III. Critical Issue: Exterior Paint Specification Change

A critical decision affecting the exterior finishing timeline is pending:

  • Original Contract: The contracted specification for the outer walls is National Epoxy paint.
  • Owner Request: The Owner has requested to change the paint brand to Jotun, and there is consideration for upgrading to a textured finish (Epoxy or Grafi Decor), for which detailed cost variations have been provided.
  • Action Required: The Owner must provide a final decision on the paint specification as quickly as possible, especially if the Grafi Decor option is chosen, as this requires an additional 25 working days.

IV. Concluding Remarks:

Villa H-1311 is progressing well, particularly with the near-completion of major ceramic tiling and the structural finalization of the Compound Wall. The prompt confirmation of the exterior paint choice (Jotun/Grafi Decor) is now the single most critical factor determining the start and completion schedule of all final exterior finishes.
