SITE VISIT REPORT: BLOCK WORK ACCELERATION & AC SLEEVE CHALLENGE

I. Purpose of Visit:

To inspect the accelerated progress of the First Floor Block Work following material delivery and address the structural implications of a proposed AC location change.

II. Observations & Progress Status:

The site has successfully overcome the material shortage and is making rapid progress:

  • Material Delivery: The new block supply has arrived, fully alleviating the previous supplier delay.
  • Block Work Pace: Construction work is proceeding at full pace.
  • First Floor (FF) Block Work: Advancement is now substantial, reaching approximately 85% completion of the First Floor walls.

III. Critical Issue: Gents Majlis AC Relocation

A potential structural issue has arisen due to a requested design change:

  • Requested Change: The Owner desires to change the location of one AC unit in the Ground Floor Gents Majlis to the opposite wall.
  • Structural Constraint: Inspection confirms that there is no pre-installed AC sleeve at the proposed new location.
  • Implication: Moving the AC unit to the new wall may require core cutting (drilling a precise hole) through a structural concrete element, which will incur extra cost and requires specific engineering approval.
  • Communication: The Consultant has been immediately informed of this issue and the associated costs, and they will coordinate with the Owner for a decision.

IV. Directives & Next Steps:

  • Block Work Priority: Continue the accelerated pace to achieve 100% completion of the First Floor block work and prepare for the next slab casting.
  • AC Decision: Await the Owner’s confirmed decision via the Consultant regarding the AC relocation. No core cutting or changes should be implemented until formal written approval is received, authorizing the associated costs and structural intervention.

V. Concluding Remarks:

The project at MBZC Plot 315 has successfully accelerated its block work phase, with the First Floor nearing completion. The immediate focus is now on resolving the AC sleeve/core cutting dilemma, which requires urgent coordination between the Consultant and the Owner to prevent any further delay in the internal MEP planning.
