I. Purpose of Visit:
To monitor the completion of external substructure works (backfilling), verify the progression of insulation, and track the procurement status of critical finishing materials.
II. Observations & Progress Status:
The site visit confirmed significant steps toward securing the foundation elements and preparing for subsequent finishing stages:
- Boundary Wall Backfilling: The backfilling works around the recently cast Tie Beam Boundary Wall footings are nearly complete. This crucial step secures the perimeter structure and prepares the ground for future paving and landscaping.
- Wall Insulation: Wall Insulation works for the main villa structure are currently in progress. This step is vital for meeting energy efficiency standards in Fujairah and enhancing the building’s thermal performance.
- Drainage System (Manhole):
- The construction of the Manhole (part of the drainage system) was set to commence.
- Status: Work has been temporarily halted due to a requested change in the design or location initiated by the Owner.
- Procurement Readiness:
- Boundary Wall Blocks: The required blocks for the construction of the boundary walls have been formally ordered.
- Ceramic Tiles: The Owner has finalized their selection of ceramic tiles, and the contractor is now preparing the official purchase order for these materials.
III. Directives & Management Instructions:
- Manhole Resolution: Immediate clarification is required from the Owner regarding the precise nature and scope of the requested Manhole change so that design adjustments can be made, and work can resume.
- Backfilling Completion: Ensure the remaining backfilling is completed and compacted properly to avoid future settlement issues near the boundary structure.
- Procurement Follow-up: Closely track the delivery schedules for both the Boundary Wall Blocks and the Ceramic Tiles to ensure materials arrive on site in time for the planned construction schedule.
IV. Concluding Remarks:
MBZC Plot 549 is successfully completing the substructure backfilling and advancing with important insulation works. The project is entering a key procurement phase with blocks and ceramics confirmed. The main immediate constraint is the resolution of the Manhole design change, which requires prompt attention to maintain the overall progress flow.
