SITE VISIT REPORT: INTERIOR FINISHING COMPLETION, EXTERIOR STONE CLADDING PROGRESS, AND ROOF WATERPROOFING PREPARATION

I. Purpose of Visit:

The primary technical objective of this site visit was to audit the completion of internal architectural finishes, evaluate the progress of the external stone facade and boundary wall, and verify the surface readiness for the upcoming roof waterproofing phase. This inspection ensures that all trades comply with the high-performance standards required for villa construction in UAE before transitioning to final floor tiling and exterior handover.

II. Observations & Progress Status:

A comprehensive walkthrough of the site revealed significant advancement in both the finishing and infrastructure phases:

  • Internal Painting & Wall Ceramics: The interior painting works are officially 100% completed, exhibiting uniform coverage and high-quality surface texture. Additionally, the wall ceramic installation for the kitchen, bathrooms, and store areas is finished. The tiling alignment and joint spacing follow the approved architectural layouts, ensuring a professional finish in all wet areas.
  • Floor Screeding & Tiling Readiness: The floor screed application has been successfully completed throughout the villa, providing a level and cured substrate. The project is currently on standby for the owner-supplied floor ceramics. Once these materials are delivered, the floor tiling sub-contractor is ready for immediate mobilization.
  • Exterior Stone Cladding: The outside stone work has reached approximately 60% completion. The installation shows precise horizontal leveling and secure mechanical/wet-fixing, significantly enhancing the villa’s aesthetic and structural durability against regional climatic conditions.
  • Boundary Wall Construction: The structural and masonry works for the boundary wall are almost completed. This phase is critical for site security and final external plastering/painting coordination.
  • Roof Waterproofing Preparation: Preparatory works for the roof waterproofing have commenced. The site team is currently cleaning and leveling the roof surface (screed/concrete) to ensure a smooth, debris-free substrate for the application of the primary primer and waterproofing membrane.

III. Directives & Next Steps:

To maintain the project timeline and adhere to the site engineer report UAE quality benchmarks, the following directives are issued:

  • Material Coordination: Urgently follow up with the owner regarding the delivery of floor ceramics to prevent any downtime or idle labor for the tiling team.
  • Waterproofing Protocol: Before applying the waterproofing membrane, ensure the roof surface is completely dry and free from any sharp protrusions or dust. All pipe penetrations and corners must be treated with a proper fillet/cove to prevent future leakage.
  • Stone Work Monitoring: Continue to monitor the verticality and alignment of the remaining 40% of the stone cladding. Ensure all joints are sealed according to the technical specifications to avoid water ingress behind the stone panels.
  • Boundary Wall Finishing: Finalize the remaining masonry on the boundary wall and initiate the curing process before starting the external plaster works in villas.

The progress at A-85 Ahfara is excellent, with the interior and exterior works moving in technical synchronization. The completion of internal painting and wet area wall tiling marks a major milestone. The upcoming roof waterproofing is critical for the long-term integrity of the structure. With the near-completion of the boundary wall and the active stone cladding works, the villa is on track for a high-standard finish typical of premium concrete works in Fujairah.
