I. Purpose of Visit:

The purpose of this inspection was to assess the current status of the project, which is in its final completion phase. The visit aimed to verify the installation of interior finishes, evaluate pending MEP requirements, and confirm site readiness for final handover, ensuring all works meet the high-quality standards expected for villa construction in UAE.

II. Observations & Progress Status:

• Interior Finishing Status: Ceramic flooring and wall tiling are 100% complete across all areas. Internal painting works, including putty and finish coats, have been successfully executed.
• MEP and Utility Installations: Water tank installations for both the ground and roof levels are complete. Doors and windows have been installed, and all architectural joinery works are finalized.
• Pending Requirements: The installation of bathroom fittings remains pending, awaiting owner selection.
• Material Procurement: Certain required German-grade PPR green piping for the first-floor plumbing circuits is currently facing supply chain shortages. Additionally, the internal villa handrails have been procured and are awaiting on-site delivery.
• Labor Status: As the project has reached the final finishing stage, site labor is currently deployed on a task-specific basis rather than a regular full-crew schedule.

III. Directives & Next Steps:

• Procurement Follow-up: Expedite the sourcing of the remaining German PPR green pipes to ensure plumbing completion and final pressure testing can be finalized.
• Logistics: Coordinate with the supplier for the immediate delivery and professional installation of the ordered internal handrails upon arrival.
• Client Coordination: Request the client to finalize the selection of bathroom fixtures to allow for the completion of mechanical installations and final testing.
• Handover Preparation: Once fittings are installed and pipes are connected, perform a comprehensive snagging list audit to prepare the villa for final handover.
