SITE VISIT REPORT: PLASTER COMPLETION AND INTERIOR FINISHING WORKS FOR VILLA CONSTRUCTION

I. Purpose of Visit:
The primary objective of this site visit was to evaluate the quality of the completed plaster works in villas and to inspect the progress of the interior painting phase at F-154. This visit also aimed to coordinate the selection of finishing materials to ensure a seamless transition into the villa construction in UAE tiling phase.
II. Observations & Progress Status:
Following a comprehensive walkthrough of the interior and exterior of the villa, the following progress was recorded:
- Plaster Finishing: Both internal and external plaster works have reached 100% completion. The surfaces exhibit satisfactory levels and verticality, providing a sound substrate for final finishes.
- Interior Painting: The internal painting works are nearly complete across the entire villa. The application shows good coverage and adhesion, reflecting high-quality villa construction in UAE standards.
- MEP Status: All electrical and plumbing points are integrated into the plastered walls and are ready for final fixtures following the tiling works.
- Material Selection: The villa is now prepared for the installation of ceramics; however, the final aesthetic design selection for the bathroom and kitchen walls is currently pending client approval.
III. Directives & Next Steps:
To maintain the momentum of the concrete works in Fujairah and finishing schedule, the following directives are issued:
- Ceramic Design Selection: The client is urged to finalize the ceramic designs for bathroom and kitchen walls immediately to facilitate timely procurement and delivery to the site.
- Tiling Sequence: Upon material arrival, the team must prioritize wall ceramic fixing in wet areas (baths and kitchens) before commencing the ground floor main area flooring.
- Surface Preparation: Ensure all floor surfaces are thoroughly cleaned and any paint drippings are removed to ensure maximum bond strength for the floor adhesive.
- Quality Inspection: A villa plaster finishing quality inspection UAE standard check must be conducted on the cured plaster before any specialized wall treatments are applied.
IV. Concluding Remarks:
The progress at F-154 MBZC is excellent, with the completion of major wet trades like plastering and the near-completion of painting. Transitioning to the ceramic fixing phase is the current priority to maintain the project timeline. The overall quality of work reflects the high engineering standards expected in Fujairah.
