SITE VISIT REPORT: EXTERNAL STONE CLADDING & INTERIOR CERAMIC PROGRESS
Project Name: Proposed Villa Location: Block G, Plot 549, Mohammed Bin Zayed City (MBZC), Fujairah Date of Visit: April 4, 2026 Time of Visit: 12:00 PM Report Prepared By: Engineer Adeel Arif (Site Engineer)
____________
I. Purpose of Visit:
To monitor the progress of the external stone cladding, inspect the quality of the wall ceramic installation in wet areas, and verify the technical alignment of concealed MEP fixtures.
II. Observations & Progress Status:
The finishing phase at MBZC Villa G-549 is currently in full swing, with a focus on high-end aesthetic details and functional masonry:
- External Stone Work: The natural stone cladding on the villa’s exterior facades is in progress. The installation team is maintaining consistent groove lines and secure mechanical/adhesive fixing as per the approved elevation design.
- Internal Ceramic Works: Wall tiling is actively ongoing in the bathrooms, dressing rooms, and kitchen. The alignment and leveling of the wall tiles are within the acceptable tolerance for premium finishing.
- Sanitary & MEP Integration: A thorough check was conducted on the concealed WC cisterns and the recessed wall niches inside the bathrooms. The niche dimensions and cistern positioning are correctly coordinated with the tile layout to ensure a seamless “flush” finish.
- Material Procurement Gap: While wall ceramics are progressing, the floor ceramic tiles have not yet arrived at the site. This is a potential bottleneck for the completion of the wet areas and dressing rooms.
III. Directives & Next Steps:
- Supply Chain Expediting: The procurement department must immediately follow up with the supplier regarding the floor ceramic delivery. Any further delay will stall the MEP final-fix and the installation of bathroom vanities.
- Stone Work Sealing: Ensure that the stone cladding is cleaned and treated with the specified protective sealer as sections are completed to prevent environmental staining.
- Waterproofing Integrity: Before any floor tiles are laid (upon arrival), a final verification of the floor waterproofing and drainage slopes must be conducted to ensure zero-leakage.
IV. Concluding Remarks:
Villa G-549 is showcasing excellent craftsmanship in the external stone and interior tiling phases. The proactive installation of concealed cisterns and niches will result in a modern, clean aesthetic. However, the immediate arrival of floor ceramics is critical to maintaining the project timeline and preventing a standstill in the finishing works. For previous report click here.
