SITE VISIT REPORT: EXTERNAL CLADDING PROGRESS & RAIN DAMAGE ASSESSMENT

I. Purpose of Visit:

To inspect the quality of the external stone installation and evaluate the impact of recent extreme weather on the internal finishing works.

II. Observations & Progress Status:

The site at MBZC Villa G-549 is currently managing a transition between high-end external finishing and urgent internal remedial works:

  • External Facade: The external stone work is in progress and has reached 50% completion. The stone cladding is being installed with mechanical fixings, significantly enhancing the villa’s aesthetic value.
  • Internal Wet Areas: Inside ceramic work for bathroom and kitchen is ongoing. The tiling team is currently focusing on the final wall alignments and grouting.
  • Weather Impact & Damage: Due to recent extreme rains and the fact that final roof waterproofing has not yet been executed, significant water ingress has occurred.
  • Leakage Points: High-volume leakage of water from the slab and through the AC sleeves in the walls was observed.
  • Finish Damage: Consequently, the previously applied inside walls primer is damaged in several areas. Bubbling and staining are evident, and these surfaces will require extensive drying and repair before painting can resume.

III. Directives & Remedial Actions:

  • Waterproofing Priority: I have issued an urgent directive to mobilize the waterproofing contractor immediately. No further internal painting can proceed until the roof slab and AC sleeves are fully sealed against future rain.
  • Repair Protocol: Damaged inside walls primer must be scraped off once the walls are completely dry. A fresh coat of alkali-resistant primer must be applied only after moisture meter readings confirm the walls are ready.
  • Stone Work Continuity: The external stone work team is instructed to continue their progress, as this phase is less affected by the internal moisture issues.

IV. Concluding Remarks:

Villa G-549 is facing a temporary setback due to the extreme rains in Fujairah. While the external stone work is 50% finished, the priority must shift to sealing the building envelope. We are taking immediate steps to rectify the damaged primer and ensure that the inside ceramic work remains protected as we push toward completion in MBZC. For previous report click here.
