SITE VISIT REPORT: FINISHING PROGRESS & ARCHITECTURAL DECOR ALIGNMENT

I. Purpose of Visit:

To evaluate the quality of the internal painting preparation and oversee the commencement of external plastering, while addressing specific architectural pending works identified by the Consultant.

II. Observations & Progress Status:

The project at MBZC Villa F-154 is making visible strides in the finishing phase, despite recent weather challenges:

  • Internal Finishes: Inside plaster works are complete for both the Ground and First Floors. Currently, the ground floor inside primer work is ongoing and has reached 40% completion. The primer application was checked and found to be of high quality, providing a solid base for the final paint layers.
  • External Progress: Outside plaster work has been started and is progressing well. Initial checks confirm the plaster is straight and follows the required vertical alignment.
  • Weather Impact: Due to recent rain, some external and internal areas remain wet. This has made certain finishing activities difficult in the short term, but work will normalize as the weather stabilizes and the surfaces dry sufficiently.

III. Technical Issues & Directives:

During the joint inspection with the Consultant Engineer, several decor incomplete issues were identified:

  1. Parapet Decor: The decorative elements above the parapet require more precise execution to match the approved aesthetic profile.
  2. Substructure Block Work: Certain block work from the grade slab/floor level down to the interlock level was found to be pending.
  3. Corrective Action: I have personally informed the foreman at site to prioritize these tasks. I provided a technical walkthrough and guided them on the execution as per the approved drawings to ensure no further comments from the Consultant.

IV. Concluding Remarks:

Villa F-154 is maintaining a high standard of finish. While the inside primer and outside plaster are moving ahead, the immediate focus is on closing the decor and block work gaps. Once the moisture from the rain clears, the pace will accelerate to meet the upcoming painting and interlock milestones in Fujairah. For previous report click here.
