SITE VISIT REPORT: BOUNDARY WALL SUBSTRUCTURE & MASONRY PROGRESS

Project Name: Proposed Villa Location: Block F, Plot C2 (F-C2), Mohammed Bin Zayed City (MBZC), Fujairah Date of Visit: January 13, 2026 Time of Visit: 10:00 AM Report Prepared By: Engineer Adeel Arif (Site Engineer)

____________

I. Purpose of Visit

To inspect the progress of the boundary wall substructure, verify the completion of the PCC (Plain Cement Concrete), and monitor the ongoing solid blockwork preparation prior to the tie beam shuttering.

II. Observations & Concurrent Progress

The construction at Villa F-C2 is currently focused on the perimeter stabilization and boundary wall structural elements. The following progress was noted:

  • PCC Works: The PCC below the solid blockwork has been successfully cast and leveled. This provides a stable and uniform base for the perimeter masonry.
  • Sub-structure Masonry: Work is actively in progress for the solid blockwork below the tie beam. This masonry layer is being laid to the specified height to support the upcoming horizontal structural members.
  • Column Status: All neck columns for the boundary wall have already been casted and cured, providing the necessary vertical support and alignment for the next phase.
  • Preparation for Tie Beams: Following the completion of the current blockwork, the team is preparing to initiate the shuttering and formwork for the tie beams, which will tie the neck columns and masonry into a rigid structural unit.

III. Critical Milestones & Next Steps

To maintain the structural integrity of the boundary wall, the following sequence is prioritized:

  • Blockwork Completion: The solid blockwork must be completed and inspected for alignment before any formwork begins.
  • Tie Beam Shuttering: Once the masonry reaches the underside of the beam level, shuttering will commence. Reinforcement checks for the tie beams must be conducted during this stage.
  • Level Verification: Ensure the top level of the blockwork is consistent across the plot length to avoid variations in the tie beam thickness.

IV. Concluding Remarks

The boundary wall at Villa F-C2 is progressing systematically. With the neck columns already in place and the PCC finalized, the transition to tie beam construction is imminent. The synchronization between the masonry and the upcoming shuttering works indicates a steady workflow on-site.For previous report click here.
