Project Name: Proposed Villa Location: Block G, Plot 425, Mohammed Bin Zayed City (MBZC), Fujairah Date of Visit: December 28, 2025 Time of Visit: 12:00 PM Report Prepared By: Engineer Adeel Arif (Site Engineer)
____________
I. Purpose of Visit
To inspect the quality of the completed neck column casting and sub-grade masonry, and to verify site readiness for waterproofing and subsequent backfilling operations.
II. Observations & Concurrent Progress
The construction at G-425, MBZC has successfully transitioned through the primary substructure phases:
- Structural Elements: The casting of all Neck Columns has been completed. Visual inspection indicates satisfactory concrete placement.
- Masonry Works: Solid block work below the tie beam level is now fully completed, forming the necessary perimeter for the sub-surface structure.
- Waterproofing: Following the completion of masonry, Bitumen coating is scheduled to start immediately. This protective layer will be applied to all block work and exposed concrete surfaces to prevent moisture ingress.
III. Critical Site Management & Quality Control
During the walkthrough, specific logistical issues were identified that require immediate attention to maintain safety and compliance:
- Encroachment & Material Handling: Construction materials were observed staged outside the plot boundary.
- Action Required: All materials must be moved inside the plot limits to avoid municipality fines and ensure public safety.
- Pre-Backfilling Preparation: The area surrounding the villa footprint contains debris and surplus material.
- Action Required: All material around the villa must be completely cleared. A clean surface is mandatory before backfilling begins to ensure proper soil compaction and prevent future settlement issues.
IV. Concluding Remarks
Villa G-425 is progressing well with the substructure nearly ready for the next phase. The immediate priority is the application of the bitumen coating and the mandatory site cleanup. Backfilling will only be authorized once the site is cleared of external debris. For previous report click here.
